The progressive deployment of the numerical modelling of buildings will revolutionize the construction by the end of the Decade.
With BIM (building information modeling, literally “building information modeling”), the construction sector finally enters the digital age. “It is more than modeling, warns Karine Leverger, general delegate of Syntec Engineering. It is a collaborative work method which, around the model defines a common language for all stakeholders of a project.” Architects, design offices and engineering groups are the drivers of this development. And they will have to spread the word, particularly to SMEs, which are not yet accustomed to these new ways of working.
Depending on the size and specialty businesses, the establishment and operation of the tool will not happen at the same rate. Among the engineering groups, architectural firms and construction majors, large structures are equipped with software for years. They are specialized in the construction or come in CAD
The advent of BIM manager
Emphasis should also be placed on training, both internally and in engineering schools, where they only a few years old. The ESTP Paris has adopted this fall, a dedicated room, featuring 93 screens and 80 networked workstations, containing thirty indispensable software for the design and manipulation of a digital model.
Among engineering companies, BIM manager functions emerge in recent years. And skills development of internal plans were put in place, as in the Egis group. Another significant aspect, while many players will be involved in the enrichment of the model, strict standards of approval and validation will be taken to regulate the regime of liability and intellectual property issues. In this regard, the control of contractual issues will be as important as technical issues.
A mission “Digital and building”
The generalization of BIM method is highly encouraged in recent months by the authorities. As part of the construction stimulus plan, launched in 2014 by Sylvia Pinel, Minister of Territorial Equality, Housing and Rural Affairs, mission “Digital and building” was conducted by Bertrand Delcambre, former president of CSTB. After this mission, Sylvia Pinel told him in January? 2015, the chairmanship of the Steering Committee of the digital transition plan in the building and has 20 million euros and a dedicated portal.
This plan is to accelerate the adoption of these tools by SMEs. A digital approach called to spread in public procurement by 2017, according to a recommendation of a Directive of the European Commission.
Other actors, private this time, incite seize this collaborative tool. In many countries, “BIM is increasingly often imposed”
Get out of the craft
Because the issue is there. Like what is done for a long time in the automotive or aeronautics, it is “out of the craft and to move towards industrialization in many trades and crafts”, believes David Thomas, Chief Technology Officer at Setec. The parallel stops there because, as noted by Christophe Castaing, “there’s not here donor orders any structuring a sector and, unlike the model of an aircraft engine, that a building will be mostly doomed to remain a unique prototype”.
Finally, non-negligible advantage, BIM allows to extend the use of modelling in time, as in space. “The model can then be used by the client in wealth management,” said David Thomas. In addition, the tool can be grasped at the level of the development of the territory. “It is transformed into territorial model, Simulator of neighbourhood, or even of Ecocity”, explains Laurent Vigneau.
